When building new places on the coast, JOE takes great care to respect and preserve the natural environment and dune structure, with master plans that ensure the infrastructure is built in the right place, and in the right way. Nowhere is that more evident than at WaterSound Beach.
 

WaterSound Beach is a mixed-use, low-density residential development utilizing clustering techniques to minimize impacts to natural resources.  Designed at 35 percent less density than allowed by the city’s comprehensive land use plan, WaterSound Beach environmentally preserves over 40 percent of the site.  Unlike other developers, St. Joe does not build its homes on the coastal dunes, but rather behind them.  This decision provided for 85 acres of preserved dune habitat. 

Guests and visitors enjoy an extensive trail and boardwalk system along Camp Creek Lake.  The adjacent 1,028-acre Camp Creek Golf Course preserves over 50 percent of the site for conservation and green space.
